Buying Process

Buying a home is an exciting and complex adventure. It can also be a very time-consuming and costly one if you're not familiar with all aspects of the process, and don't have all the best information and resources at hand.

Preapproval

It is very important that you speak with a lender as soon as you decide you are ready to buy a home. It is in your best interest to know well in advance what your comfortable price range is and how that translates into your monthly payment. If there are any problems on your credit report, a good lender will walk you through the process of taking care of any items that my prevent you from obtaining a favorable interest rate and approval. The Bonwell Tanner Group works with wonderful lenders and would be more than happy to make a recommendation if you would like. Once you meet with your lender and know how much home you can afford, you are ready to go.

Buyer’s Consultation

The Buyer’s Consultation is an important part to buying a home and The Bonwell Tanner Group will discuss everything with you from touring homes to earnest money, understanding negotiations and your inspection report to preparing for closing, just to name a few items. Often buyers are unaware of all the steps involved in buying a home and therefore unprepared. It is Karen and Randie’s goal to insure that you are informed so that you are confident and prepared for anything that may happen throughout the process. As and informed and educated buyer, you can eliminate many of the stresses that can accompany buying a home.

During the Buyer’s Consultation Randie and/or Karen will also do a detailed needs analysis to determine what you are looking for in your home. This information will help them search for homes that meet your needs and help you realize your dream.

Searching for Homes

After Randie and Karen get a good idea of what your are looking for in the Buyer’s Consultation, then will then consult the MLS to find properties are relevant to you. Randie and Karen also tour homes that are for sale by owner so they will also have that inventory of homes for which to consult, as well.

Touring Homes

For most buyers, this is the most exciting part of the process. Your real estate experts will guide you through homes and help you make an educated decision in selecting the perfect home for you. Randie and Karen go above and beyond the call of duty to make sure all of the positive and potentially negative features are brought to your attention. Their concerns go beyond your purchase and take into consideration what factors may help or hinder you when it comes to resale.

Writing an offer

Once you have toured homes and found the one you feel is perfect for you, it is time to write an offer. The purchase agreement can be very intimidating, but Randie and Karen will have already educated you during the Buyer’s Consultation so you will be well prepared. As your consultants, they will also do a detailed market analysis of the home to help arrive at a fair purchase price. Once the offer is put together, it is sent off to the selling agent for acceptance, counter or rejection. The negotiation process can be stressful, but Randie and Karen are fierce negotiators and will work to make sure that you get your home for the best price and terms possible.

Home Inspection

After the purchase agreement has been accepted, you will then need to order an inspection. The Bonwell Tanner Group recommend an inspection company if you do not have one you prefer to use. The inspector will analyze and make necessary recommendations for needed repairs or areas to monitor throughout the home, both inside and out. Once the formal inspection report is put together, you will sit down with Randie and Karen to put together your inspection response, if necessary. Once this is done you will be back into the negotiation process. Once an agreement is reached, you are heading to closing.

Closing

In the days and/or weeks leading up to closing, Randie and Karen will work closely with your lender and the title company to insure that everything is in order for a seamless closing. On the day of closing, your agent will be with you at the title company to answer any questions or concerns you have regarding your closing documents. Once everything is signed and all funds have been transferred, Randie and Karen will be there to congratulate you!

Moving into your home

Depending upon the terms negotiated in the purchase agreement, you will more than likely take possession of your new home following closing. The Bonwell Tanner Group has a plethora of vendors they work with and would be more than happy to make recommendations if you need movers, painters, landscapers, contractors, etc. Randie and Karen will be there for you start to finish and beyond. Their goal is to be your preferred realtors and the ones you can‘t help but recommend to everyone you know…..for life.
